Landlord FAQs

What do I need to do before I can let out my property?

 

 

 

There are a few prerequisites which must be put in place before you place a tenant in your property!

 

ANNUAL CERTIFICATE OF SAFETY FOR GAS APPLIANCES

 

If there are any gas appliances in the property an annual certificate of safety MUST be in place.

 

ENERGY PROFICIENCY CERTIFICATE OR "EPC"

 

All rented properties are now required to have and EPC certificate this document is the renters equivalent of the HOME REPORT required if a property is being sold and is valid for a period of 10 years.

 

SMOKE ALARMS

 

All properties must be fitted with at least 1 fully operational smoke alarm. For larger properties or houses on 2 levels a second smoke alarm is required. Please note that if an existing battery operated smoke alarm breaks down it should be replaced with a mains connected one.

 

FURNITURE

 

All soft furnishings must comply with fire safety regulations.

 

NON RESIDENT LANDLORDS

 

All landlords who reside outside the UK are required to register with the inland revenue "NON RESIDENT LANDLORDS DEPARTMENT" for permission to pay any potential tax liability independently. This is a very easy process which can be put in place very quickly.

 

LANDLORD REGISTRATION

 

It is now law that all Landlords must register with their local district council. This can all be carried out online at your local councils website.
