Your property will be advertised on Rightmove, S1 homes, Gumtree, Zoopla along with countless other sites.

 

A schedule of your property will be given prime location on our window display.

 

To let signs will be placed on your property ( with your permission )

 

Tenants can leave a list of their requirements on our website so we have a database of current prospective tenants.

 

VETTING

 

Undoubtedly the most important aspect of leasing your property. TLC will endeavour to find a quality tenant who will respect your property and maintain timeous rental payments. TLC will attempt to take up references from all prospective tenants employers, current Landlords and their banks if self employed. 

 

DEPOSITS 

 

If a tenant is interested in your property they are invited to our office for an interview in order to complete an application form and to pay a deposit the equivalent to One months rent.

 

UTILITY ACCOUNTS

 

TLC will transfer all Gas, Electricity and Council tax accounts into the appropriate names each time your property is let.

 

INVENTORY

 

We will prepare a full inventory of the contents of your property which will be inspected each time a tenant moves in and out of your property. We also take a high definition video of every property on file.

 

RENT PAYMENTS

 

Rent is paid on a monthly basis normally by standing order. Our fee is deducted and the balance is transferred to an account of your choice.

 

REPAIRS

 

From time to time repairs are unfortunately required. If a tenant complains that a repair is required we do not simply carry out a repair and send you the bill. We are very aware our clients may wish to deal with the problem themselves. We therefore will always contact you to seek approval to have any repairs carried out unless it's an emergency situation such as a burst pipe which cannot wait.

 

PROPERTY INSPECTIONS

 

TLC can carry out inspections as frequently as you require. We simply ask for an email instructing the inspection and we will endeavour to carry it out and provide a report for you within 7 days.

 

HOW LONG WILL IT TAKE TO LET YOUR PROPERTY

 

Obviously this is an extremely hard question to answer but what we can say is that around 90% of all propertis which we market rents out within 14 days.

 

OUR FEES

 

Our fees are negoitible but generally our management fee is between 10% and 12% of the gross monthly rent. Our Letting fee is 75% of the first months rent and this is for the marketing of your property and the cost of the lease itself. Please note for a short period we have reduced our Letting fee to 50% which represents an excellent reduction. Please also note there are no upfront fees whatsoever and if a suitable tenant is not found there are no fees to pay.
